How the grants work

  • New homes only. You buy a brand-new home or build one. Established homes do not qualify in these three states.
  • Value limits count the land too. When you build, the land and the build are usually added together.
  • You have to live there. Each state sets a minimum period, and you may have to repay the grant if you don't meet it.
  • Timing varies. Many buyers get the money at settlement or the first build payment. Don't count on it for your deposit until your lender confirms.

Queensland's $30,000

The Queensland Government has continued the $30,000 grant for eligible contracts signed from 1 July 2026. The home must be valued under $750,000, including land.

Federal help, wherever you buy

  • 5% Deposit Scheme: 5% deposit with no Lenders Mortgage Insurance.
  • First Home Super Saver Scheme: release up to $50,000 of voluntary super contributions per person.
  • Help to Buy: the government co-buys up to 40% of a new home or 30% of an existing one, from a 2% deposit, with income and price caps. You can't combine it with the 5% Deposit Scheme.

State programs to ask about

  • WA: Keystart low deposit loans and the off-the-plan duty concession.
  • Victoria: off-the-plan duty concessions. The Victorian Homebuyer Fund is listed as closed.
  • Queensland: Boost to Buy and the Queensland Housing Finance Loan.
